Roofing

Re-roofing & New Roofs

Stripping and recovering a worn-out pitched roof, or covering a new one.

There comes a point where repairing a roof is just paying for the same leak twice. When the tiles are spalling, the battens are soft and the felt underneath has perished, the answer is to strip it back and recover it properly.

What a re-roof includes

Strip and recover

Taking the old covering, battens and underlay off, checking the rafters, then new breathable membrane, battens and tiles or slates, finished with new ridges, hips and verges.

Matching tiles or slates

Choosing a covering that suits the house and the street, which matters more in a conservation area. We will talk through the options before anything is ordered.

New roofs

Covering a new roof on an extension or a new build, working to the architect's or engineer's specification.

The details that go with it

Leadwork, valleys, chimney flashings and the fascias and gutters at the eaves are all easier and cheaper to renew while the roof is open.

How a re-roof runs

  1. Survey: the roof, the loft, the access and whether scaffolding is needed.
  2. Written quote: what is coming off, what is going on and what is included.
  3. Approvals: replacing a roof covering is building work that may need building regulations approval, and bats in the roof space change the timetable. We check both before we start.
  4. Strip and recover: a section at a time, so the house is never left open to the weather overnight.
  5. Clear up: old materials taken away and the gutters cleared of debris.

Common questions

Problems we are asked about

Can my roof be replaced if bats live in the loft?

Usually, but not until you know what the bats are doing there. All bat species and their roosts are protected by law, and repairing or replacing a roof is one of the activities the government says can harm them. You will need a bat survey, and if the work cannot avoid harming the roost, a licence from Natural England.

Questions we get asked about re-roofing & new roofs

How do I know if I need a new roof rather than repairs?

Repeated leaks in different places, tiles that are crumbling or delaminating, and battens or felt that have rotted are the signs. One slipped tile is not. We will tell you which you have.

Do I need permission to re-roof?

Replacing roof coverings is listed by the government as work that can need building regulations approval. Planning permission is not normally needed to replace like for like, but a listed building or a change in materials in a conservation area can be different, so check with the council.

Can I stay in the house while the roof is done?

Yes, in almost every case. We work a section at a time and make the roof watertight at the end of each day.
