Where a roof meets a chimney, a wall or another roof, something has to keep the water out of the joint. On most older houses that something is lead, and when it splits, lifts or its pointing falls out, the leak shows up on the chimney breast or the ceiling beside it.
Renewing the lead soakers, step flashings and back gutter around a chimney stack, and repointing the joint where the lead is tucked into the brickwork.
Repointing, rebuilding loose brickwork at the top of the stack, refixing or replacing pots, and capping a chimney that is no longer used.
Lead valleys between two roof slopes and flashings where a roof meets a wall, including on extensions.

Possibly. The Party Wall etc. Act 1996 covers cutting into an adjoining owner's wall to insert a flashing, and work on shared walls and chimneys. Where it applies you must tell your neighbour before the work starts. Replacing a flashing in your own wall is not usually a party wall matter.

Water can be getting in through the flashing, the brickwork, the top of the stack or an uncapped pot, and each needs a different repair. We look at all of them before quoting.
If the work touches a shared chimney or cuts into their wall to insert a flashing, the Party Wall etc. Act 1996 may apply and you may need to give notice.
