Roofing

Flat Roofs

Repairing and replacing flat roofs on extensions, garages and dormers.

Flat roofs fail differently from pitched ones. Water sits rather than runs, so a small split or a poorly dressed edge can let in a lot of it, and the damage often spreads under the covering before it shows inside.

Flat roof work we do

Repairs

Splits, blisters, lifted edges and failed upstands around walls and roof lights, where the deck underneath is still sound.

Replacement

Stripping the old covering and, where it has gone soft, the deck, then a new covering. We will explain the options for the material and why we suggest one for your roof.

Ponding

Water standing on a flat roof long after rain is a sign the falls are wrong or the deck has sagged. Getting the water to drain is part of the fix.

Edges, trims and outlets

Drip edges, upstands and the outlets into the gutter, which is where many flat roof leaks begin.

How we approach it

  1. Check the deck: a new covering on a rotten deck will not last.
  2. Check the falls and drainage: where the water goes when it rains.
  3. Quote in writing: repair or replace, with the reasons.
  4. Building regulations: replacing a flat roof covering is building work, and we check what approval it needs.

Common questions

Problems we are asked about

Why is water sitting on my flat roof?

Water that stays on a flat roof long after rain is called ponding. It usually means the roof does not fall enough towards its outlet or the deck has sagged between joists. It puts extra load and wear on the covering, so persistent ponding is worth fixing rather than living with.

Questions we get asked about flat roofs

Why is water sitting on my flat roof?

Usually because the roof does not fall enough towards its outlet, or the deck has sagged between joists. Some water after rain is normal for a short time; standing water that stays is ponding and shortens the life of the covering.

Can you lay a new flat roof over the old one?

Sometimes, but an overlay is still building work and the old roof and deck have to be fit to take it. If the deck is wet or soft, it has to come off.
