Advice

What should I check before I let a roofer start work?

The questions worth asking any roofer, us included.

In short

Get the quote in writing with what is included, ask about insurance, ask how approvals, scaffolding and waste are handled, and ask what was found on the roof and why the work is needed. The roofing trade body says choosing the right contractor matters because getting it wrong costs more later.

This is a job for our Roof Repairs & Leak Tracing service.

Why it matters

The National Federation of Roofing Contractors makes the point that roof work is complex and that getting the choice of contractor wrong can have major consequences on costs and disruption. Its members are assessed on technical competence, insurance and compliance with regulations, which is a useful checklist even when you are comparing firms outside it.

Questions to ask any roofer

  • What exactly is wrong? You should be told what failed and how they know.
  • What is included? Scaffolding, materials, waste removal and making good, in writing.
  • Is it a repair or a replacement? And why that, rather than the other.
  • Does it need approval? Replacing a roof covering can need building regulations approval.
  • What insurance do you hold? Ask to see it.
  • What happens if it rains mid-job? The roof should be watertight at the end of every day.
